Hyperflat - Henk Bultstra & Jaakko van 't Spijker

Discovered between Bergschenhoek and Berkel en Rodenrijs, Hyperflat sits in a triangle of motorways, close to Rotterdam Airport in an offshoot of the Randstad's Green Heart. This 'flat on its side' exploits the site by leaving the horizon intact and at the same time guaranteeing maximum daylight incidence in the dwelling units along with excellent accessibility by car. Hyperflat hovers above the urban ground surface, each of its dwellings plugged into the Randstad with two parking spaces and a front door beneath the expansive living-deck. Each house also has the horizon in the garden that is part of the landscape atop the deck. The deck itself is punctured with 'floorless' patios that bring light and air to the houses and at ground level. The pattern of circular holes is staggered with respect to the grid of loadbearing walls, generating marked and multifarious floor plans in the houses. All dwellings are different - and that for the price of mass housing! Countering the extremely high density is a vast oval external space extending 300 by 600 metres.

Hyperflat offers typological attunement with the plethora of lifestyles and embodies the characteristics of the villa by resorting to techniques culled from mass housing. Accordingly, the scheme rallies against the latest results of government policy (the so-called Vinex operation) of homes with full-length living rooms and a car at the front door. Hyperflat: Dutch with a capital D!
